Policies Every Guest Agrees to by Booking Our Property or Submitting Payment to Us:
Every Guest is important to us and we strive to make your time very enjoyable here! Every Guest Agrees: By booking or submitting payment for booking I and my guests hereby agree to all policies and procedures herein listed:
CANCELLATION: I understand Policies are listed on VRBO.com and AirBnB.com – depending on which one I booked through.
I understand those booking sites hold my funds until the following month and I must cancel or try to reschedule dates through those sites.
RESCHEDULING: I understand if I want to reschedule, I must submit our rescheduling request through the same site as I booked through so the property owner can try to work this out for me. This is done by applying my payments to a new range of dates with the property, if those dates are available.
I understand that these sites and properties are booked by the NIGHT, not by number of DAYS.
CHECK IN: I understand Overnight Stays -Check in is 3:00-10 p.m. (or after) on my arrival date unless I have booked an event. Event check-in will be determined by the event package I purchased.
GUEST INFORMATION BOOK: I understand I will read this book and have all my guests read this book upon arrival so we know how everything operates. I will look for this under the TV. I will contact the property manager if I need more information.
CHECK OUT: I understand Overnight Stays-Check-out time is 11:00 a.m. for overnight lodging on my final morning. If I booked an event, check-out time is determined by the event package I purchased. Upon check-out I will ensure all doors and windows are locked, all appliances are turned off as or are set as they were when I arrived. I will tie off all trash bags. I will place the keys back in the box and toggle the numbers so no one can get back in on my code/reservation for liability.
NO SMOKING: I understand since this area is very dry and these properties are historic (over 100 years old) there is absolutely no smoking of any kind anywhere on these properties. I will be charged a $250 extra fine if cigarettes, e-cigs, etc evidence is found or the smell of such is found. I understand this is a very windy, dry climate with a high fire rating most days.
FIREPLACES: I understand I will not allow anyone or myself to attempt to adjust or effect the fireplaces except with the REMOTE CONTROL On/Off. I understand a small flame is always to be on deep inside the log set which is known as the pilot light. If the fireplace does not come on with the remote, I will contact the property for further instructions.
HVAC/CABLE/WIFI/DVD – I understand I will contact the property if I have questions not answered in the Guest Information Book. I will not attempt to service these items myself before obtaining instruction from the Property manager.
GRILL: I understand a charcoal grill is present for your enjoyment. There might be charcoal and supplies under the kitchen sink. Please quench grill fire with water when finished grilling and close grill and grill vents.
FIRE EXTINGUISHERS: FOR EMERGENCIES ONLY. One by end of bed, one under kitchen sink.
DOG FEE: I understand there is a non-refundable dog fee per dog per stay. I must inform the property through my booking about my dog’s breed and size, and must pay this fee before check-in date. Property owner and manager reserves the right to disapprove dogs on the property at any time. Dog fee is currently $100 per approved dog per stay. No other animals are approved.
KEYS: I understand once all is paid and approved, on my arrival date I will receive the key information. Non-returned key fee is $200 per missing key. I may contact the owner and return the key within the same week to avoid such fee.
NEED HELP? Medical -Call 911. I understand in the event something is not working properly (wi-fi, etc) Property will make every effort to fix those items for you asap during your stay once we are made aware. Medicine Park has limited handymen/workers so they may not be available over the weekend/during your stay, but we will do our best to accommodate you in that event as management deems appropriate.
I understand the Property owner/manager reserves the right to cancel or offer rescheduling to us for any reason including but not limited to equipment issues or rudeness. Property owner and managers will treat all guests with kindness and respect -and guests will be kind/respectful to them or reservation will be cancelled/cut short.
RATES/POLICIES are subject to change.
WOODED AREA: I understand we will be in a wild wooded wilderness in the ancient Wichita Mountain Range. We will be wise about water, directions, wild animals, bugs, etc. and keep the doors closed and window screens on, keep cars locked and windows up. Enjoy but respect the wild life! STRANGERS: I will not allow strangers to be on the property with me. I will not have events or parties that were not approved by the property owner.
